The jobs this covers

A cleanup is a single visit that takes a property from unmanageable back to under control, and the reasons people need one fall into a few recognizable categories.

A property that got away over a summer. Owners away for months, a service that lapsed, or simply a wet season where everything grew faster than expected.

A rental turnover. Tenants leave, the yard has usually not been anyone's priority for a while, and the next tenants or a listing photograph are imminent.

A closing. Either a seller getting a property presentable, or a buyer taking on something that has been neglected during a long vacancy. Vacant houses show it in the yard first.

Storm debris. Branches, fronds, blown-in vegetation and general mess after weather - the volume of which routinely surprises people.

An estate or an inherited property, often after a long period where nobody was in a position to keep it up.

What we do

We assess and quote on what is actually there, rather than from a description over the phone, because overgrowth is very hard to estimate remotely and neither of us benefits from a number that changes on the day.

Then, typically: cut back the growth, clear the beds, deal with the overgrowth and vines, cut the lawn back down in stages where it has got long, edge everything, trim hedges and palms back into shape, and haul the debris away.

That staged mowing point is worth explaining. Grass that is badly overgrown should not be taken down to normal height in one pass - removing that much leaf at once shocks the plant, exposes pale stem, and can kill patches outright. Bringing it down over two visits a few days apart costs a little more and leaves you with a lawn rather than a brown field.

Debris removal

It leaves with us. That is usually the bulk of the work on a storm cleanup, and it is the part homeowners most underestimate - a few palm fronds and branches fill a truck faster than anyone expects.

Where the volume is genuinely large, we will tell you at the quote what it involves, rather than discovering it halfway through.

After a storm

Storm cleanups get priority, because debris around a property is a hazard and because insurers and owners both want the site photographed and cleared reasonably promptly.

We deal with what is on the ground and what can be reached safely. Anything requiring a chainsaw at height, a tree resting on a structure, or a limb hung up in a canopy is tree work rather than yard work, and we will tell you plainly when that is what you are looking at instead of taking it on.

What happens next

A cleanup is a reset, not a solution. A property that needed one will need another in a year unless something changes.

Most people who have us do a cleanup move onto regular service or the full plan afterwards, and the ongoing cost is a fraction of doing this again. There is no obligation attached to that, and if you would rather handle it yourself from here, the cleanup has still done its job.

Why a cleanup is quoted on site

We do not price overgrowth over the phone, and it is worth explaining why rather than seeming evasive.

Photographs flatten depth, and overgrowth is a volume problem. A bed that looks untidy in a picture can turn out to contain three years of vine growth wound through a hedge, and a lawn that looks merely long can be hiding debris that has to come out before a mower goes over it. The variable that most affects the price is how much material has to leave the property, and that is genuinely hard to judge from anything but standing there.

Access matters too. Whether a truck can get near, whether there is a gate wide enough for equipment, and how far material has to be carried can double the labor on an otherwise identical job.

So we come and look, and you get a fixed written price before anything starts.

What we find that people had forgotten about

Cleanups turn things up, and it is worth mentioning because it occasionally changes the job.

Irrigation heads buried under years of growth, sometimes broken. Bed edging that has disappeared entirely. Plants that were doing perfectly well under the overgrowth and are worth keeping. Fence panels that have rotted where a shrub was leaning on them. And, on properties that have been vacant, the occasional wasp nest or animal that needs handling carefully rather than with a hedge trimmer.

We tell you what we find rather than working around it silently. Some of it is good news - a plant worth saving, or an irrigation zone that only needs a head replaced.

Timing and how long it takes

Most residential cleanups are a single day. Badly overgrown properties, or ones with a lot of material to remove, can run to two.

Where the lawn needs staged mowing to avoid shocking it, that means a return visit a few days later, which we will explain at the quote rather than surprising you with.

Storm work moves faster and gets priority, because debris around a property is a hazard and because the volume only gets harder to deal with as fronds and branches settle and knit together.

Selling, renting or handing over

If a cleanup is happening because a property is being listed or turned over, tell us - it changes what we prioritize.

Curb appeal is concentrated in a few things: the front lawn cut and edged, bed lines crisp, mulch fresh, and anything overgrown around the entrance dealt with. A property photographed with clean edges reads as maintained even where the back garden is still a work in progress, and if the budget is limited that is where it should go first.

Fresh mulch after a cleanup does more for the look of a property per pound spent than almost anything else, and it is the natural second step.

Vacant properties

A yard is the first thing that shows a house is empty, and that matters for more than appearances.

An overgrown property signals to anyone passing that nobody is checking on it, which is not information a seller or an absent owner wants to broadcast. It also creates practical problems: growth against a structure holds moisture where you do not want it, blocked gutters and overgrown drainage cause water to go somewhere it should not, and long grass gives pests somewhere to live right against the house.

For properties that will be empty for a while, a cleanup followed by regular service at a reduced frequency is far cheaper than repeated rescues, and it means somebody is laying eyes on the place.

Recurring cleanups

Some properties genuinely suit a scheduled cleanup rather than weekly service.

A seasonal rental that is used a few months a year, a lot that is mostly natural with a small maintained area, or a second home where the owner wants the place presentable on arrival and tidied after departure - all of those are better served by two or three planned visits a year than by a weekly mow.

Tell us the pattern and we will work to it. Knowing a property is coming up in advance also means we can schedule it properly rather than fitting it in, which usually means a better price than an emergency call.

After the first cleanup

Most properties look dramatically better immediately, and a few need a second pass a couple of weeks later - usually where the lawn had to be brought down in stages, or where cut-back shrubs need tidying once they have pushed new growth.
